The core checklist

- Passport or EU ID for every adult in the household
- Signed employment contract with start date and gross salary
- Two to three recent payslips, or an employer statement if not yet paid
- Three months of bank statements
- Proof of any additional income, guarantor or savings
- Previous landlord reference, if you have one
If your income is new or from abroad
Landlords screen on gross income, usually three to four times the rent. If you have just signed a Dutch contract, are on probation, freelance or paid from abroad, add a short cover note explaining your situation and start date. An employer statement helps a lot.
Registration matters
You register your address with the municipality (BRP), which gives you your BSN. Many landlords limit an address to two registrations and some allow none, so confirm registration in writing before you sign.

Combine your documents into one clearly named PDF, hide information that is not required, and share it only with verified landlords or agents.
